New mass Transit Locations popular

Professionals in the field predict that locations along mass transit lines which are currently under construction will stay popular among condo buyers and developers in 2015. Especially Nonthaburi and Thon Buri, where the Purple Line and Blue Line will be finished and start servicing within the next two years.

According to Samma Kitsin, director-general of the Real Estate Information Center (REIC), Nonthaburi would continue to be the most popular location for condo supply and demand among Bangkok’s five neighbouring provinces. Since, the Purple Line linking Bang Sue to Bang Yai is now with construction 96% complete and there will be a test run in August 2015. Together with the CentralWestGate shopping centre which will be opened on a 100-rai site in Bang Yai.

He also predicts that there will be more than 70,000 units of condos to be launched in 2015 because of the increasing number of mass transit lines.

By the end of June 2014, Nonthaburi had the second-largest condo supply with 29,848 units from 45 projects worth a combined 63 billion baht, while Thon Buri, ranked 14th for condo supply in 2014 with 5,486 units.

Thailand Real Estate Boosted by GDP Growth

Industry professionals anticipated that there will be a growth of up to 10% in Thailand’s residential property market based on the country’s improving economy.

The Thai government’s investment in infrastructure projects creates demand for residential properties in the suburbs of Bangkok where it is easy to access existing or new mass-transit routes. With an increasing transaction volume, it is predicted that property prices in Thailand could inflate by as much as 5% during 2015.

“The Asean Economic Community’s coming into effect in 2015 will also fuel demand for homes both in Bangkok and in provinces near our neighbouring countries from both local and foreign buyers who use Thailand as their springboard for the AEC,” said Pornnarit Chonchaisith, president of the Thai Real Estate Association.

According to forecasting reports from analysts, as a rule of thumb, GDP growth of 1% translates into property market growth of around 1.5% and following a relatively flat year, residential prices can increase by 5% while land can increase by up to 10% in year 2015.

In recent years, Thailand remains one of Asia Pacific’s most popular investment destinations. Apart from British investors, Chinese have shown a growing interest in condominium investments in suburbs located close to new mass-transit routes. The Thailand property market will continue on its growth and might maximise capital growth and rental yield through strategic real estate investment.

Chinese investors are looking for local landowners to form joint ventures on condominium developments in Bangkok. In year 2015, at least three groups are planning to launch three sites near mass transit in eastern Bangkok.

According to the leading developers in Thailand, they found that Chinese investors are mostly from large developers in China and would like to invest at least 500 million baht a project. Chinese investors seek for investments outside the country mainly because the government uses preventive measures to avoid property bubbles. Thailand property is attractive to them as land prices are not as high as in Hong Kong or Singapore. This also results in an increasing number of Chinese wanting to buy a condo in Thailand.

The three projects which will be launched in 2015 by Chinese investors are located near the existing mass transit lines, a station along an On Nut extension line of the skytrain and a station along the subway on Ratchadaphisek Road.

This year, among foreign investor groups in the Thailand property market, Chinese investors made up the largest portion, followed by those in Japan, Hong Kong and Singapore.

Event Recap: Bangkok Property Tour with Sansiri

Golden Emperor Properties hosted a Bangkok property tour last weekend (12 – 14 December) for a group of over 40 investors from Hong Kong. Guests were taken on a customized tour of 6 property projects by Sansiri, Thailand’s leading property developer. A brief seminar was conducted after the tour providing investors with vital information about investing in the Bangkok property market.

At the end of the tour, guests enjoyed a local experience by visiting Sansiri’s annual Winter Market Festival which featured local delicacies and cuisine. The evening ended with a delectable Thai seafood dinner by the river at the bustling Asiatique.
